There is something undeniably powerful about the turn of the calendar. I’ve been in this business long enough to see trends come and go, but the psychology of the "New Year" remains constant. It’s a time for assessment, for resolving to do better, and for many, a time to change their environment.

As we step into 2026, I’m seeing a distinct shift in the market and the mindset of buyers. If you have been sitting on the fence, waiting for the "perfect moment" to upgrade, downsize, or buy your first property, I am here to tell you that waiting for perfection is a losing game. However, strategizing for opportunity is how you win.

Here is why I believe starting your search in January 2026 is the smartest move you can make this year.

Beat the "Spring Fever" Rush

One of the most common misconceptions I encounter is the idea that you should wait until spring to buy a home. While it is true that inventory traditionally spikes in April and May, so does the competition.

In my experience, the serious buyers—and the motivated sellers—are active right now. By starting your journey in Q1 of 2026, you are positioning yourself ahead of the pack. You get to look at inventory with less pressure, and you are often negotiating with sellers who are eager to close a chapter and move on before the busy season hits. If you want leverage, look when others are hibernating.
